May 2025 Market Update

Spring Into May! 

The month of May is chock full of activities and events like graduations, First Communions, Mother’s Day, and Memorial Day celebrations.  Cinco de Mayo is this Monday and there are plenty of places to celebrate! Don’t forget our local places like Senor Salsa, Tequila Revolution, and even Gruel Britannia in Fairfield, along with Tacombi in Westport and Park City Music Hall in Black Rock.

Speaking of food, we are so excited that Gourmet United has opened in Easton at 440 Sport Hill Road, in the former EVS site.  They are beginning with a Mexican and Indian menu, expanding to other cuisines over time.  The food is sourced locally through relationships with Connecticut farms.  Check it out!!

Mother’s Day is May 11th!  The 88th annual Dogwood Festival is May 10-11th at Greenfield Hill Congregational Church. In addition to the beautiful dogwood blooms, you can enjoy a crafts fair, live music, a cafe, kids’ activities, food trucks, a plant boutique, guided walking history tours, and a Blessing of the Animals service at 11 am on Sunday. There’s also a baking competition this year!

May 10th is the Easton Garden Club’s annual Garden Mart, their biggest fundraiser.  Enjoy member-grown perennials, colorful annuals, herbs and their famous bake sale.

The Fairfield Memorial Day Parade is Monday, May 26th at 10am, and don’t forget about the St. Paul’s Episcopal Church Pancake Breakfast happening that day from 7am-noon at 661 Old Post Road, along the parade route.  This is a decades-old tradition!   Easton has an amazing Memorial Day parade that goes along Center Road from the firehouse to Town Hall.  We will post information on our social media for Easton as it becomes available.

Market Update

We can FINALLY say that we are seeing an increase in home inventory!   Last month there were only seven single family homes for sale in Easton and today there are 23!   Fairfield has jumped from 62 last month to 89!  Inventory is slowly improving, but homes that are properly priced and prepared for sale are going under contract quickly and before their competition. Buyers are motivated and ready, but we are noticing a bit of price sensitivity, resulting in limited showings for some properties.  The lack of clarity is creating a pause, especially in the luxury market.  We cannot stress enough how important it is to price your property properly.
