You’ve found the perfect home, negotiated the terms, completed inspections, and secured financing. Now you’re just days away from closing. Before you sign on the dotted line, there’s one last important step: the final walkthrough.

While the final walkthrough isn’t a formal inspection, it’s your chance to make sure everything is in the condition you expect — and that any agreed-upon repairs or conditions have been met.

Here’s what every buyer should look for during their final walkthrough:

1️⃣ Verify Repairs Were Completed

If the seller agreed to make repairs following your inspection, check that:

  • The work has been done.

  • Receipts or contractor invoices are available, if applicable.

  • The repairs appear complete and professionally done.

Bring your inspection report and repair addendum with you as a reference.

2️⃣ Confirm Everything Included in the Sale is Present

Double-check that any items included in your contract are still there. This may include:

  • Appliances (refrigerator, washer/dryer, stove)

  • Light fixtures

  • Window treatments

  • Built-in shelves or hardware

If the contract states that certain items were to remain, make sure they haven’t been accidentally removed.

3️⃣ Test Major Systems and Appliances

Even if everything looked fine earlier, it’s smart to give the home’s key systems a quick test:

  • HVAC — Turn on both heat and air conditioning.

  • Plumbing — Run all faucets, flush toilets, check for leaks under sinks.

  • Electrical — Turn on lights, test outlets (bring a small plug-in tester if possible).

  • Appliances — Confirm that all appliances are functioning properly.

  • Garage door openers — Test remote and wall buttons.

4️⃣ Check for New Damage

It’s possible that after the sellers moved out, accidental damage occurred. Look for:

  • Scratched floors or damaged walls

  • Broken windows or doors

  • Holes where mounted TVs or hardware were removed

  • Water damage or leaks

The property should be in the same condition (or better) than when you agreed to buy it.

5️⃣ Confirm Cleanliness & Empty Property

The home should be:

  • Vacant (unless otherwise agreed)

  • Broom-clean condition (free of debris and personal belongings)

While the home may not be professionally deep-cleaned, it should be tidy and ready for move-in.

6️⃣ Review Exterior and Outdoor Features

Don’t forget to walk around the outside of the property:

  • Check the yard, landscaping, and sprinkler systems (if applicable).

  • Confirm that sheds, patios, and fences are in the expected condition.

  • Look for signs of recent damage from weather or movers.

7️⃣ Recheck Utilities and Water Shutoffs

Make sure:

  • Utilities are still on (unless otherwise planned).

  • Main water shutoff, circuit breakers, and gas shutoffs are accessible and functioning.

8️⃣ Verify All Keys, Remotes, and Codes Are Provided

Before you leave the walkthrough, make sure you have:

  • House keys

  • Garage door openers

  • Mailbox keys

  • Security system codes

  • Smart home access or transfer instructions

What Happens If You Find a Problem?

If you notice an issue during the final walkthrough:

  • Notify your real estate agent immediately.

  • Depending on the issue, closing may be delayed until it’s resolved, or funds may be held in escrow to cover the cost of repairs.

  • Your attorney or agent will help you negotiate any last-minute concerns.
