And just like that, summer is over and the kids are heading back to school. How does summer seem to fly by so fast each year? We hope you have some fun/relaxing plans for Labor Day Weekend.
Newtown is hosting the ONLY Labor Day parade in the state of Connecticut on Monday, September 2nd beginning promptly at 9:55 am.
Community members are invited to join state legislators and subject matter experts on September 4th to discuss issues facing the constituents and community at large at the Fairfield Legislative Town Hall. Some anticipated topics are energy, utilities, and affordability.
This month we have some fun celebrations: Oktoberfest on September 14th and The Food Truck Festival on September 22nd in Fairfield, and the Easton EMS Fireworks on September 14th at Morehouse Field next to Staples Elementary to fund their new building.
On a more serious note, this year marks the 23rd anniversary of 9/11. Please check your town’s website to get information on any observances they may be hosting.
Market Update
Now that summer is over and everyone is back in town, we’re expecting a vibrant fall market. Interest rates are trending down so we’re looking forward to helping buyers that have been sidelined re-enter the market. Do you remember this time last year when rates in the 7% range was considered the new normal?
Inventories are still at historic lows. Easton currently has 12 single family homes for sale and Fairfield has 87. In 2019 those numbers were 95 for Easton and 148 for Fairfield. Sellers – this is a good time to list your home! Buyers are going to be taking advantage of the declining rates. We can show you how to present your home in its best possible light. Presentation matters. Homes that are properly priced and prepped for sale are still seeing multiple offers over asking price.
There’s been a lot of media buzz about commissions. We are happy to walk you through the different scenarios regarding buyer agent compensation and the negotiation of commissions.
